A commercial fit-out succeeds when electrical power and network infrastructure are planned around operations, equipment, staff, customers, and future growth. Waiting until equipment arrives often creates change orders, visible cabling, overloaded temporary solutions, and opening delays. This checklist helps owners and project teams define requirements before construction.
Document the Business Use
Describe how each area will function, normal operating hours, employee count, customer flow, and equipment that must remain available. A restaurant, office, workshop, retail space, and medical practice have different load, lighting, connectivity, and resilience needs.
Tell the electrical team about landlord criteria, franchise standards, insurance requirements, and any authority-specific documentation.
Create an Equipment Schedule
List every major appliance, machine, HVAC component, sign, refrigeration unit, point-of-sale station, rack, printer, and specialty device. Include manufacturer, model, voltage, phase, current, plug or hardwired connection, and required disconnect when known.
Avoid designing from generic equipment descriptions. A late model substitution can change circuit and service requirements.
Verify Service Capacity and Distribution
The electrician should review the available service, voltage and phase, panel ratings, feeder capacity, tenant metering, breaker space, grounding, and existing conditions. Confirm which equipment belongs to the landlord, utility, and tenant.
Expansion plans may justify spare capacity, pathways, or distribution space. That does not mean oversizing without analysis; it means documenting realistic future loads.
Plan Receptacles and Dedicated Circuits
Map workstations, counters, displays, cleaning equipment, break rooms, appliances, printers, copiers, tools, and customer charging. Dedicated circuits may be required by equipment instructions, code, or operational reliability.
Floor boxes, furniture feeds, exterior receptacles, and maintenance access should be coordinated before slabs and finishes are complete.
Design Lighting for Work and Customers
Lighting affects safety, productivity, merchandising, comfort, and energy use. Define task levels, decorative fixtures, controls, daylight response, occupancy scheduling, exterior lighting, signage, and emergency or egress requirements.
Confirm control zones and who needs access. Complicated controls that staff cannot operate are not an effective design.
Build Structured Cabling Around the Floor Plan
Identify network racks, internet service entry, Wi-Fi access points, workstations, phones, cameras, access control, point-of-sale systems, displays, printers, and building controls. Wired backhaul to properly placed access points generally provides more dependable coverage than relying on consumer mesh equipment alone.
Specify cable pathways, labeling, patch panels, rack power, ventilation, grounding where required, and room for service loops and expansion.
Define Reliability and Backup Requirements
Identify systems that cannot tolerate an outage: servers, network hardware, security, refrigeration, life-safety interfaces, communications, or production equipment. Different loads may need surge protection, uninterruptible power supplies, generator support, or an orderly shutdown plan.
Backup duration and operational priorities should drive the solution.
Coordinate Permits and Project Sequence
Clarify plan requirements, permits, inspections, utility work, landlord approvals, fire alarm coordination, low-voltage responsibilities, equipment delivery, and commissioning. Establish who provides fixtures, controls, data equipment, programming, and final documentation.
Keep Records for Operations
Require accurate panel directories, circuit identification, cable labels, test results where applicable, equipment manuals, warranty information, and updated drawings. Good documentation reduces downtime when the space changes or a problem occurs.
